A maintenance plan for your finca: what really matters in Mallorca
Salt air, strong sun and long empty periods take their toll on every finca. A fixed maintenance plan prevents costly damage and keeps your home ready for guests.

Why a fixed plan saves money
In Mallorca, salt air, UV and dry conditions are hard on buildings. If you only react, you end up paying for emergency call-outs. If you plan ahead, you replace worn parts in good time.
The yearly cycle
Before the season: clean the air conditioning and check refrigerant levels, check the pool system and water quality, test outdoor lighting and irrigation.
During the season: regular check-ups between stays, visual checks of the roof, terrace and drains.
After the season: service the fireplace and heating, adjust windows and doors, document any damp patches.
Keep check-ups and servicing separate
A check-up means inspecting and caring for the property while it's in use. A service appointment is a planned visit from a specialist – for the air conditioning or fireplace, for example. Scheduling them separately means nothing slips through the cracks.
Records that protect value
Photos, logs and invoices kept in one place show how well the property has been looked after – useful for insurance claims and when it's time to sell.
